The owners of this house at Coomera Waters found some cracks and gaps and called Forensic Engineers.
Our investigation found that the cracks & gaps were not so large and the building level variations were not excessive. However, our thorough investigation also found that part of the house was located on loose landfill which was gradually settling. And stabilizing the house would require some underpinning.
And, our expert engineer report indicated the underpinning locations, the best types of underpins and the best underpinners for the work.
The property owners were incredibly relieved that they had a positive plan to fix their precious home and could move forward with confidence.

𝗕𝗼𝗱𝘆 𝗖𝗼𝗿𝗽 & 𝗦𝘁𝗿𝗮𝘁𝗮 𝗘𝗻𝗴𝗶𝗻𝗲𝗲𝗿 𝗥𝗲𝗽𝗼𝗿𝘁 𝗦𝗽𝗲𝗰𝗶𝗮𝗹𝗶𝘀𝘁𝘀!

In this recent case, the Body Corp called us in to investigate and report on this townhouse with subsidence and wall cracks and gaps that were getting worse and worse.

It turned out that other engineers had previously looked at the building and had decided that subsidence had occurred in the past and had stopped and and the damages were not serious and could be patched and painted. Sadly, they were wrong.

We found that the townhouse was actually located on 𝗹𝗼𝗼𝘀𝗲 𝗹𝗮𝗻𝗱𝗳𝗶𝗹𝗹 that was gradually 𝘀𝘂𝗯𝘀𝗶𝗱𝗶𝗻𝗴, bit-by-bit, year after year. And stabilization with 𝘂𝗻𝗱𝗲𝗿𝗽𝗶𝗻𝗻𝗶𝗻𝗴 𝘄𝗮𝘀 𝘁𝗵𝗲 𝘀𝗼𝗹𝘂𝘁𝗶𝗼𝗻.

In this case, Resin / Chemical Underpinning was not considered appropriate and Steel Screw piers would be far too expensive and unnecessary.

The most reliable and cost effective method was with conventional underpinning using reinforced concrete piers and head-stocks.

Coomera House For Sale.

A recent Building & Pest Report was really accurate and found evidence of possible footing movements and recommended that the buyer should get and expert Forensic Engineer report to see if it was serious or not.

In some cases serious subsidence damages can be covered up with filler and paint and only recent movements and wall cracks may be evident.

But in this case, our meticulous Structural Engineer inspection & Report found only some wear & tear, and no significant past or current subsidence.
The buyer was very relieved and incredibly grateful for our professionalism. Happy days!

Home Owner Saved Thousands on Underpinning

Structural Engineer Underpinning Report:

This is a recent case in Marsden and there has been some serious subsidence. We identified the causes and recommended some conventional underpinning to support the settled footings and to correct the level variations. Fortunately the problem was only for one corner of the house and our estimate was for 6 or 7 underpins, and the cost would be quite reasonable.
We were astounded when the home owner told us an Underpinner's Free Home Assessment had estimated for at least a dozen underpins and that would be twice the actual cost!

The cracks can be affordably repaired, the garage floor can be lifted simply and economically with Polyurethane Resin Injection, and the leaning wall can be monitored.
