In this recent case, the Body Corp called us in to investigate and report on this townhouse with subsidence and wall cracks and gaps that were getting worse and worse.
It turned out that other engineers had previously looked at the building and had decided that subsidence had occurred in the past and had stopped and and the damages were not serious and could be patched and painted. Sadly, they were wrong.

We found that the townhouse was actually located on 𝗹𝗼𝗼𝘀𝗲 𝗹𝗮𝗻𝗱𝗳𝗶𝗹𝗹 that was gradually 𝘀𝘂𝗯𝘀𝗶𝗱𝗶𝗻𝗴, bit-by-bit, year after year. And stabilization with 𝘂𝗻𝗱𝗲𝗿𝗽𝗶𝗻𝗻𝗶𝗻𝗴 𝘄𝗮𝘀 𝘁𝗵𝗲 𝘀𝗼𝗹𝘂𝘁𝗶𝗼𝗻.
In this case, Resin / Chemical Underpinning was not considered appropriate and Steel Screw piers would be far too expensive and unnecessary.
The most reliable and cost effective method was with conventional underpinning using reinforced concrete piers and head-stocks.

A recent Building & Pest Report was really accurate and found evidence of possible footing movements and recommended that the buyer should get and expert Forensic Engineer report to see if it was serious or not.
In some cases serious subsidence damages can be covered up with filler and paint and only recent movements and wall cracks may be evident.
But in this case, our meticulous Structural Engineer inspection & Report found only some wear & tear, and no significant past or current subsidence.

Our expert report for the buyer found there has been some settlements of the footings and and the slab some time ago, but they were not serious and they had stopped. The cracks can be affordably repaired, the garage floor can be lifted simply and economically with Polyurethane Resin Injection, and the leaning wall can be monitored.
